Frequently Asked Questions

Pebblebed Holiday Cottages in Devon

Here are the essential holiday cottage questions that we often get asked and of course, the answers.
We hope we have answered the important questions that you are likely to want to know but if there’s anything else, just get in touch.

What do we need to bring with us?

The cottages are fully equipped, including linen and towels. We leave a welcome hamper for you but most people bring provisions with them or arrange a delivery from a supermarket.

What are the check in and check out times?

UPDATE: Please note that due to Covid-19 guidelines, the cottages will be ready for you any time after 5 pm on your arrival date which gives us enough time to prepare the cottages for your high standards. Check out is 9 am on the day of departure.

DO YOU HAVE ELECTRIC VEHICLE CHARGING POINTS?

The cottages, Apple Mill and Burrows are fully equipped with Electric Vehicle Charging Points. You can relax and unwind knowing your car will be charged and ready for the next day’s adventures.

Are the properties accessible for people with limited mobility?
Burrows is accessible by wheel chair over the lawn but both cottages have steps on access so they are not suitable for wheel chair users unless you have a portable ramp. We suggest having a look at our Cottages Tour Videos, they will help answer many questions.
Can I hold an event or a party during my holiday?

We know many people on holiday will be celebrating a birthday, wedding or just being on holiday so we don’t mind you having a good time! We simply ask that there’s nothing too wild and that you show respect for the property and things within it.

Do we have to clean the property when we leave?

We ask that you leave the cottages as they are found, please.

Do we pay a security deposit and when do we get it back?

We ask for a £250.00 security payment which, if all is in order, will be deposited within a week of departure.  Please let us know if anything has been broken and damaged, we know that accidents happen and we’d prefer to know rather than find out!

What happens if we need to cancel?

If you cancel your confirmed booking, please let us know in writing as soon as you can.  We are afraid that deposits are non-refundable and that cancellations within 8 weeks of the rental period will incur a cancellation charge of 100% of the rental value. We strongly recommend you take out travel insurance which should cover you in the event of cancellation; please check your policy.

Is there a TV?

There are smart TVs in both cottages and TVs in the main bedrooms.

Are linen and towels included?

All bed linen and towels are provided and included in your stay. Please bring towels suitable for the beach if you’re planning on visiting our lovely beaches.

Is there parking?

Yes, Burrows has parking for up to three cars. Apple Mill has parking for up to four cars. Cars are parked off the road.

Do you have any bedrooms or bathroom on the ground floor?
Burrows is all on one floor as it’s a single storey property.

Apple Mill is on two floors but has a King Bedroom, and a Twin bedroom with a shared shower room on the ground floor.

In both cottages, the ground floors have one or two steps. We suggest having a look at our Cottages Tour Videos, they will help answer many questions.

Are children welcome?

Yes, children are very welcome at the luxury cottages and there is plenty for families to do in East Devon.

Is a cot provided?

Yes, on request. We will include a sheet, duvet and blanket – we suggest that you may prefer to bring your familiar bedding – it’s up to you.

Is there a high chair?

Yes, on request.

Do I have to pay for heating or electricity?

No, all bills are included in the rental.

Can I smoke or vape in the property?

We are 100% smoke and vape free for all inside areas.

What if we arrive late?

You can arrive whenever you like after the check in time of 4pm. We will leave the key in an arranged location, given to you in your booking confirmation.

Can we have groceries delivered to the property?

Yes of course you can, just make sure it is after 4pm on the day of your arrival. Please note we are not in the Ocado delivery zone. We have a reasonable Sainsbury in Ottery St Mary and a Waitrose in Sidmouth.

Is there wi-fi?

Yes, internet access is offered at Apple Mill and Burrow for recreational purposes only and it is not meant for business use. The speed/service may vary, should guests experience difficulties or loss of use we will not be held responsible; this is the nature of where we are located.

Hot tub… what do we need to bring?

We request that you bring your own footwear to get to and from the tub to the cottage. You will have your own robe provided in the cottage.

Will the hot tub be ready for use as soon as we arrive?

There is a chance that the hot tub may not be up to temperature immediately on your arrival. The water is changed between every set of guests, so getting it back up to temperature takes a little time.

Where is the nearest pub?

The Golden Lion and The Night Jar Inn are our closest pubs:

The Golden Lion Tipton St John, EX10 0AA (1.2 miles)
The Nightjar Inn Aylesbeare, EX5 2BX (2.9 miles)

Does each cottage have its own outside space?

Yes, both cottages have their own secluded gardens with a hot tub, seating area and lawn.

Are Pebblebed Cottages graded by Visit England?

We gave up our subscription to the Visit England grading system although both Apple Mill and Burrows were graded 5* at the time. We gave it up due to the high cost involved and because it didn’t seem as relevant to us anymore. Most of our guests find us online, through word of mouth and through carefully chosen partners we work with. Your online reviews are more important to us!

There are two bikes available with one of the cottages. Can we cycle straight from the cottage?

Yes, it is possible to cycle the mountain bikes from the cottages, the brave ones can head straight out the village towards Exeter, but there are flatter and more off-road options. If you bring a bike rack, you can check out the Exe Cycle Trail from Exmouth to Exeter and then up to Dawlish. There’s also a safe bike trail from Sidmouth to Exmouth.

Sleep... Hard beds or Soft beds?

We know that everyone has a different preference, a firmer mattress or a softer mattress. Our cottages have a range of different mattress, some softer and other harder. All of the beds have a luxury feather topper and bed linen to help your perfect nights sleep on your holiday.

On the topic of sleep, we thoroughly recommend Why We Sleep, it is a book written by a scientific expert, Professor Matthew Walker, the book explores twenty years of cutting-edge research to solve the mystery of why sleep matters.

Is the tap water drinking water?

Yes, we have a private access and supply to deliciously soft water here in Venn Ottery, you’ll be bathing and showering in spring water!
